The project at 201 Pleasant St, Berlin, consists of demolishing the existing deck and replacing it with a structure that is half-deck and half screened porch, measuring 24×15 ft. The structure will include 8 ft-wide stairs connecting the main structure to a second 8×8 ft deck. Additionally, the lower portion of the deck will be usable.
What Makes This Structure Unique?
Our client aimed to create an outdoor space that could be fully utilized. The idea of designing a structure that is half screened porch and half deck came from the need to use the covered area on sunnier days for leisure. Meanwhile, the uncovered portion will serve as a BBQ area, providing a safe space for grilling.
The wide 8 ft stairs were designed to add grandeur and charm to the structure, creating a seamless connection to the second 8×8 ft deck, which sits at a mid-level height relative to the main structure. This secondary deck will be used to place plants, bringing a more organic feel to the space.
Materials & Systems
Decking Boards
Since the client sought efficiency and quality at a reasonable cost, we recommended Trex Enhance Naturals decking boards in Foggy Wharf. Trex is highly efficient in terms of heat absorption, which enhances comfort and improves product durability.
Trex RainEscape System
Because the client wants to utilize the lower portion of the deck for leisure, including lighting and a ceiling, the best approach is to incorporate a RainEscape System, as the deck is only partially covered. This system consists of individual gutter-like channels installed between the joists, allowing rainwater to drain into a properly sealed membrane and flow to a downspout located at the deck’s edge. This ensures the necessary protection for an electrical system to be safely installed underneath the deck while also preventing water from dripping below, making the area usable even on rainy days. This system can significantly increase costs, but it is a secure and reliable solution.
1. Place Trex downspouts at the deck edge, within each joist bay.
2. Place a Trex System plastic through in each joist.
3. Seal each seam with Trex Flashing Tape.
4. Place a Gutter section under each Trex downspout.
5. Place the downspout section and install the soffit.
This project was a great success, running smoothly from start to finish. It passed all inspections with only minor adjustments, ensuring a high-quality outcome that met all expectations.
