Basement Remodeling with a new pool and custom deck
The client contacted us after experiencing basement flooding. Since the basement was already in the “construction” stage, they decided to also take on an outdoor living project—removing the existing deck and building a larger custom deck with a 7×13 pool integrated into it, along with an under-deck lounge. This became a full-scale deck and basement remodeling project in Norwell, MA, complemented by pool and patio installation.
The Start of a Good Planning Process
When we won the job, our first concern during the design phase was the wetland located on one side of the property. Fortunately, the client worked proactively with the Town of Norwell and the Conservation Department early in the process.
Navigating wetland regulations can be complex, as approvals are required from multiple departments, and each town has unique rules. Even a seemingly small deck project can become lengthy without the right steps. In this case, the client already had the Request for Determination (RDA) checklist, a site inspection completed, and an existing restoration plan in place. These measures helped streamline the permitting process.
With drawings and a proposed restoration plan ready, our design team finalized plans and submitted them to the town within two weeks. Permits were issued shortly after, allowing construction to move forward without delays.
If your property has wetlands, you have two options:
- Complete the early steps yourself – Contact your town’s Conservation Department, request a checklist and site visit, and get the permitting process halfway done before reaching out to a general contractor in Norwell, MA.
- Let your G.C. manage everything – Inform your general contractor of the wetland situation, and they can handle the full process, though approvals may take longer.
At Millhawlk, our permitting specialists help homeowners navigate wetlands, septic systems, and special permits to ensure smooth project timelines.
Challenges & Solutions: Pool Planning and Septic Tank
While our primary scope centered on the deck and basement, the client also hired a pool company. Coordination between the pool contractor and our deck construction team was essential, especially since the backyard contained both wetlands and a septic tank.
Because of a required 20-ft setback between pools and septic systems, the client’s septic as-built plan was critical. With it, we safely mapped sewer lines, developed an excavation plan, and ensured no deck footings interfered with underground utilities. This preparation allowed the deck and basement remodeling in Norwell to progress smoothly while accommodating the pool project.
Construction Phase: Footing and Framing
The footing process was completed quickly with materials staged onsite. Once inspections passed, our team began framing using a 2×10 joist system with Glulam beams supported by pressure-treated posts and Bigfoot footings. Special attention was given to deck height and structural ledger attachment, replacing any rotten studs as needed.
RainEscape System and Pool Excavation
As the pool contractor began excavation, we installed the Trex RainEscape system to provide drainage and keep the under-deck lounge dry. This system is especially beneficial for projects combining decks and outdoor living spaces with lighting or lounges beneath.
Deck Finishes and Under-Deck Door
For finishes, the client chose TimberTech Antique Leather composite decking with Azek trim boards for fascias and soffits. Railings were RDI Finyl Line vinyl with metal posts, creating a polished appearance. A Pella sliding door was also installed, requiring foundation modifications and structural framing.
Basement Renovation
The basement was a major focus of this project. After flooding, our team worked on flooring installation, painting, trim work, and installing a new sliding door. We first dehumidified the basement to address moisture, then installed durable vinyl flooring and completed the finishing touches.
This scope highlights how basement remodeling in Norwell, MA can be integrated alongside larger exterior projects, adding value and functionality to the home.
Patio Installation
For the patio, we used Nicolock Chesapeake Blend Alpine pavers with Silver Mist pool coping. The installation included compacting the base, adding crushed stone, leveling slabs, and ensuring proper drainage with a sloped design. Sewer access adjustments were also made to blend seamlessly with the patio.
Final Considerations
This deck and basement remodeling project in Norwell included custom exterior design, structural upgrades, and a refreshed basement space, with additional pool and patio construction integrated into the overall design. By coordinating with the Conservation Department, pool contractors, and our construction crew, we delivered a finished home the client loved. Preparation and cooperation were the key to its success.
