The Home Addition Process
This project consists of a 1,080 sqft second-floor addition, which includes a primary bedroom with a master bath and walk-in closet, an additional bedroom with closet, a new hall, and window replacements on the first floor.


Framing
To support the second floor, we reinforced the existing joist system by installing a central beam with posts extending down to the basement and bearing on new concrete footings. We also added sistered 2×10 KD joists at 16” O.C. for additional structural strength.
For the walls, we used rough wood framing with 2×6 KD for exterior walls and 2×4 KD for interior walls. The ceiling joists were framed with 2×10 KD at 16” O.C., and the rafters with 2×12 KD at 16” O.C.
For the porch entrance, we installed 6×6 PT posts, 2×8 KD rafters for the roof, and a triple beam made of 2x10s. On the first floor, we added a beam header to support one of the ends of the new beam. We also reframed the first-floor windows.
Roofing
Architectural asphalt shingles were used for the roofing, with Zip System installed for roof and wall sheathing.
Siding and Windows
Window openings were prepared using Flex Tape and Zip Tape. We installed black vinyl United Windows. For siding, Everlast 5” exposure composite siding was used, providing long-lasting, high-quality performance. Everlast casement trims, 5” outside corners, and Azek for fascias and floor transitions were also installed.
Interior Finishes (Flooring, Painting, Drywall, Trims, etc.)
We completed all interior finishes using USG ½” drywall with taped and plastered seams. In wet areas, USG Durock was installed for bath curbs. Doors included standard doors for bathrooms and bedrooms, and double doors for regular closets. Flooring consisted of 3-½” hardwood installed to match existing floors, which were also sanded and stained for a seamless finish.
Bathroom
We provided full bathroom services, including tiling of walls and floors, toilet installation, hardware, shower trims, shower curb, and glass panels. All cabinetry was included in the scope.
MEP and Insulation
Millhawlk partners with specialized subcontractors to provide complete MEP services (HVAC, plumbing, and electrical), including all finish work for these trades. Depending on project size, insulation is subcontracted as needed, particularly closed-cell spray foam.
Final Considerations
This project demonstrates Millhawlk’s ability to meet tight schedules. From contract signing to final sign-off, the project was completed in two and a half months. Millhawlk handled the full process—from design and drawings to permits and construction—delivering on time and meeting all client expectations.
