From Fire-Damaged House to a Dream Home
We love a good challenge here at Millhawlk, and the 55 Belknap Street project in Westborough, MA was no exception. When we first saw the property, it was hard to imagine the potential hidden beneath the damage. Over 80% of the structure had been compromised by a devastating fire. This was our chance to showcase what we do best blending brand new construction and interior design to create something truly special.
The goal was clear, transform this damaged structure into a modern, high-value home that would stand out in today’s competitive market but also feel like a place where someone could truly envision their future. It wasn’t just about rebuilding it was about reimagining. Every beam, every wall, every detail had to tell a story of resilience and renewal. And that’s exactly what we did.
The Vision
The client, a flip house investor, came to us with a clear vision to adapt the existing structure to include a second-floor addition and a side addition. This wasn’t just about adding space, it was about creating a home that felt cohesive, functional, and designed for modern living.
Overcoming Structural Challenges
The first hurdle was the foundation. Years of wear, combined with fire damage, meant we had to carefully assess the structural integrity before moving forward. Our structural engineer conducted multiple site visits, evaluating every beam and column to ensure the home could support its new additions.
To reinforce the structure, we installed new lally columns and redesigned the beam system, particularly on the first floor. A steel beam was added to support the second-floor addition, allowing us to create an open-concept layout on the first floor. This not only modernized the home but also maximized its livable space. We even reinforced the first floor with sister joists to ensure it could handle the new load.
Designing for Market Appeal
With the structural challenges addressed, our home designers and architects got to work on the fun part: designing a home that would appeal to today’s buyers.
We focused on features that add both value and comfort, like high ceilings to create a sense of openness, ample storage space for practicality, and generous natural lighting to brighten every room. The bathrooms were designed for comfort with modern finishes, and the bedrooms were carefully proportioned to feel spacious and inviting.
One of the biggest challenges was the side addition, which was limited by setback regulations. To maximize the space, we worked with the client to apply for a special permit (ZBA). While this added time to the project—about six months of reviews and approvals, it was worth it to create a home that truly stood out.
The Finishing Touch
Our interior design team stepped in to bring the vision to life. From selecting finishes to optimizing layouts, we ensured every detail reflected the home’s modern aesthetic. The result was a cohesive, stylish space that felt both luxurious and livable.
The Final Product
The construction process was smooth, thanks to careful planning and early problem-solving. By the time we were done, the fire-damaged structure had been transformed into a stunning, market-ready home.
