Chandler Ave Walpole – Side Addition & Home Remodeling

The Home Remodeling Process

This project consists of a 15′ x 30′ master bedroom addition, including a master bath and walk-in closet, along with a new laundry area and a remodeled living room.

Foundation

We built a 4 ft foundation with 10″ concrete walls, tied into the existing foundation using two #6 metal dowels on each side. A 4″ slab with R-5 insulation beneath was poured, as required by code for habitable spaces, to prevent cold transfer. The foundation passed inspection on the first review.

Framing

We used stick-built framing with 2×6 KD lumber for exterior walls and 2×4 KD lumber for interior walls. For the roof, new 2×12 KD rafters were over-framed on top of the existing roof, supported by an LVL ridge beam carried by a center post. To tie the rafters and create a flat ceiling, we used 2×10 KD ceiling joists.

On the existing side, reinforcement of the ceiling joists was required by the town since the existing structure used unsupported 2×8 KD joists. We also partially demolished a bearing wall to enlarge the living room. To divide the spaces, a large closet was added, and a beam-and-post system was framed to replace the demolished wall and support the roof.

After framing the beam to support the existing joist system, the project successfully passed inspection. However, this resulted in an additional cost for the client, as hidden structural reinforcements like this are not included in the initial scope and can only be identified after demolition.

Roof Installation

For the roof, an over-frame was constructed on top of the existing structure. On one side, the new rafters were partially supported by the existing roof, while on the other side, they were supported by a post aligned with the bathroom wall.

Architectural asphalt shingles were used for the roofing. For sheathing, we installed the Zip System on both the roof and walls.

Siding and Windows Installation

We prepared the window openings using Flex Tape and Zip Tape, then installed Craftsman Vinyl windows. The installation was smooth and efficient. For siding, we used CertainTeed 4” exposure vinyl siding to match the existing structure. Azek trim was applied to fascias and the water table, while J-channel and aluminum flashing were installed around windows and doors to ensure proper transitions.

Interior Finishes (Flooring, Painting, Drywall, Trims, etc.)

For the finishes, we installed USG ½” drywall with tape and plaster seams. In wet areas, such as the bath curb, we used USG Durock cement board. Once drywall was complete, the entire addition and living room were primed with one coat and finished with two coats of Sherwin Williams Aesthetic White.
Trims included pine baseboards as well as pine casings for windows and doors. We also installed all interior doors—a standard swing door for the bathroom and a pocket door for the walk-in closet.
For flooring, we installed 3-½” hardwood to match the existing floors, which were sanded and stained together for a uniform finish.

Bathroom

We provided full bathroom services, including tiling for walls and floors, toilet installation, plumbing fixtures, shower trim, shower curb, and glass panels. Cabinetry installation was also included in our scope.

MEP and Insulation

Millhawlk partners with specialized subcontractors to deliver complete MEP services (HVAC, plumbing, and electrical), including all finishes for these trades. Depending on project size, we also subcontract insulation, particularly when closed-cell spray foam is required.

Laundry Room Addition

The new laundry room was created in the corridor connecting the existing house to the addition. A quartz countertop was installed above the washer and dryer, with a bi-fold door to conceal the machines and optimize space. A small window was added to bring natural light into the area.

Final Considerations

The Chandler Ave home addition project is the perfect example of Millhawlk’s approach as a full-service construction company—delivering all solutions in one place. This project included the entire package: design, architectural and structural drawings, permitting, foundation, rough framing, and finishing. Thanks to strong coordination and a highly trained crew, we managed multiple trades with efficiency, quality, and accountability.

A unique aspect of this project was its schedule: the clients hired us because their family was growing, with their first child on the way. They decided to begin this addition in the sixth month of pregnancy. From the first contact to the construction phase, we had only three months for drawings, permits, and building. We nearly hit the target—the job was completed and received the Certificate of Occupancy just one week after the baby was born. Both we and the client strongly felt this was only possible thanks to Millhawlk’s business model: delivering all client needs under one roof.
