Accessible Ramp in Framingham MA

ADA Accessible Ramp in Framingham, MA | Millhawlk Design & Construction  

This was a particularly interesting project, despite its small size. The client, Rack Attack Boston, contacted us because a side access stair had been demolished without a permit, resulting in daily fines from the inspector. The client reached out to us, and by the next day, we had won the job and signed the contract.

Given the urgency, our design and permit teams collaborated immediately. Our Project Manager met in person with the building inspector to understand all requirements. The design team measured the site and, as instructed by the inspector, documented the entire existing building in the drawings. By 3:00 PM, the proposed ramp and existing conditions drawings were completed. Simultaneously, the permitting team prepared all necessary paperwork, including COI, Workers’ Compensation, HIC, and other documentation. At 3:30 PM, our Project Manager submitted the full package, and the permit was successfully submitted on Thursday. By Monday, the permit was issued, and no additional fines were applied to the client.

 

Construction Phase

The construction phase maintained the same urgency. With one entrance closed, compliance with ADA accessibility requirements was critical. Materials were ordered immediately, while our crew cleared bushes and dug footing holes for inspection. Thanks to strong communication with the town and a complete permit package, the inspector conducted a quick footing inspection the same day.

Framing began the next day using pressure-treated lumber. The Project Manager supervised closely to ensure all ADA requirements were met, including a ¼” per foot slope for the ramp and a 48” clearance throughout the ramp and side stair. Framing was completed in two days, and the next inspection was successfully passed.

The final task was the railing system, which had to meet ADA code requirements. This was a special order that took approximately eight days to arrive and was installed the following day. The project was fully completed and passed final inspection within two weeks.

Final Considerations

This project highlights the importance of communication and experience. A common mistake made by other companies is submitting incomplete permit packages to give clients the illusion of progress. This wastes time and money for the town and creates a negative perception of the company.

By starting with a complete package and proactively engaging the building department, we establish a professional relationship and build trust. This approach ensures smoother inspections, faster schedules, and fewer issues for the client.
