New Bathroom Addition in Framingham, MA | Millhawlk Design & Construction
This project was part of a larger renovation, including a deck addition, interior remodeling, painting, and flooring, but here we focus on the full bathroom addition.
Millhawlk Design & Construction managed the entire process, from planning and permitting to construction. The first challenge was adding a full bathroom and walk-in closet within a small section of the room. To optimize space and comply with code, we created a single access point serving both the walk-in closet and the bathroom.
Framing, Plumbing and HVAC
After securing permits, we completed framing, plumbing, and HVAC installation, passing all rough inspections promptly.
Due to space constraints, all fixtures were carefully planned. Minimum clearance of 16” was required on either side of the vanity, toilet, and shower. We installed a floating vanity to gain extra space, allowing proper toilet placement.
For the shower, we prepared the curb and floor with Durock cement board and applied a waterproof membrane. The client selected subway tiles for the walls and black-and-white checkerboard tiles for the floor. Additional features include:
Built-in shower bench and ADA-compliant bars for future accessibility
Black shower trims and matching metal accessories
24×36” Awning window to bring in natural light and fresh air
Recessed LED lighting and a central fan light for optimal illumination and ventilation
Final Touches
To complete the project, we painted the entire bathroom using Sherwin-Williams paint, giving the space a fresh, modern finish.
