Millhawlk Design & Construction Completes Rough Framing and Window Installation in Roslindale, MA
This 5,840 sq. ft. two-family dwelling was framed by Millhawlk Design & Construction, who also handled the window installation and rubber roof system.
The project consists of two units, each with two floors and a garage. The units are separated by two layers of Gold Bond eXP Fire Shield Sheathing, as required by code, to ensure fire protection and prevent fire from spreading between them.
Structural Framing System
The joist system was designed with a combination of BCI I-Joists, allowing for a free span that created a dynamic open-concept kitchen while supporting the second floor. The first floor was supported by a system of 2×12 joists at 12” O.C., reinforced with strategically placed LVLs across the garage floor, all carried by 4-1/2” Lally columns.
The framing included both interior and exterior stick framing, topped with a Carlisle EPDM rubber roof. For added stability, several 2×6 shear walls were integrated into the structure.
Layout and Design Features
Garage level: integrated mechanical room and trash room
First floor: open-concept kitchen connected to the living room, pantry, and two closets
Second floor: spacious primary bedroom with a wet area, two additional large bedrooms, a common bath, and a laundry room
Bay windows: two dramatic bay windows span from the first to the second floor, filling the space with natural light and enhancing curb appeal

Exterior sheathing: Zip System plywood
Interior flooring: ¾” Advantech tongue-and-groove plywood
Windows: Harvey windows professionally installed by Millhawlk
Roofing: Carlisle EPDM rubber roof
Timeline and Results
The framing inspection passed without issues, and within 45 days, Millhawlk completed the framing, windows, and rubber roof installation, allowing the client to seamlessly move forward with the next phase of construction.
